Advantages & Disadvantages of a Pre-Engineered Building

The modern construction industry most regularly utilizes two major building methods: pre-engineered building construction and conventional (or traditional) construction. Conventional construction uses different materials like concrete, masonry, or wood that are constructed on-site, whereas pre-engineered steel buildings use components that are manufactured off-site and then delivered to the construction site. These two building methods are similar in that they each include design, foundation, framing, and finishes, but have the processes through which each of these steps are carried out differ greatly.

Conventional or Traditional Construction

 

Traditional construction occurs much more slowly on a step-by-step basis. First excavation is carried out and foundations are laid before framing can begin. Every step and piece of the building process must be completed before moving on to another step, which makes scheduling more complicated. Time and scheduling will depend on the efficiency of the tradesmen involved. The design process of conventional construction can affect the scheduling significantly, especially if the build is a complicated design. When each component is designed from scratch, as is usually the case with conventional construction methods, even a small construction project can take as long as six to ten months.

Advocates for conventional construction argue that it can be ideal for complex designs, but not only does it take longer, it also costs more than pre-engineered construction. While conventional building methods can often produce more complex buildings, this method has higher labour costs and produces a lot of construction waste. Conventional construction can provide more flexible design options, but it also requires thorough, ongoing maintenance.   Because conventional construction materials like stone and concrete weigh more than those used in pre-engineered buildings, these buildings can actually weaken foundations over time.

Pre-engineered construction removes any need for a project architect or engineer. Due to its streamlined approach, the design of a pre-engineered building  is quick, efficient, and flexible. Pre-engineered construction by its nature provides for simpler design. Each component is pre-fabricated to suit the design, after which  the steel structures are delivered to the construction site.

Fire Services – Metal Buildings

Recently BNP Industries reached out to Global Steel Buildings Canada for the supply of a pre-engineered metal building to erect a new fire station on Christian Island, Beausoleil First Nation. BNP’s philosophy is closely aligned to Global Steel Building’s Canada, insofar as the customer is priority.

We were able to deliver a pre-engineered metal building to meet the specific needs for this project. The building will be an 11,000 square foot structure.  This project has been in the works for 10 years and is budgeted at $3 million. This is the first permanent fire station for the Beausoleil First Nation History.

Metal is versatile and durable

Because it is versatile and durable, a metal building is ideal for a fire station. The material is 100% recyclable and the building is therefore environmentally friendly.  Our clear span design was ideal for this project.  With no posts limiting space usage, the building is able to accommodate the fire department’s two pumpers, one tanker and one command truck.

The fifteen volunteer firefighters will be working in a building that is not prone to insect infestation or rot and will be able to be expanded with add-ons over time if required.

Our buildings can employ mezzanine floors to facilitate maximum storage and office space.  At the fire station locker and training space will be required in addition to administrative offices.  By finishing the building with stucco, brick, stone or insulated panels, the exterior will have a pleasing and upscale appearance.

Termites are among the world’s most destructive pests, and they’re all over Canada. There are at least 30 areas in Southern Ontario with infestations, as well as Toronto and Ottawa. What’s even worse is that termite treatments for average-sized homes alone cost at least $3,500.

As you might have guessed, these insects feed mostly on wood and organic materials. Yes, they’re the same materials often used to support the weight and bear the load of buildings.

Easy Expansion – Pre-engineered Steel Building

Prefabricated steel buildings offer easy expansion options if need be for future growth.  This makes pre-engineered steel buildings a popular choice and  is a huge selling point  One of the best reasons for constructing a steel building is for the ease of later expansion. The ability to expand can make your building much more profitable  If you need to expand  your growing business a pre-engineered steel building is the ideal choice.  You can expand upwads, add on to the back or side, easy expansion without needing to start from scratch.  If your business is ready for expansion due to growth or the need to diversity and increase production it is easily accomplished with a prefabricated building. Sp what factors into expansion? There are several methods to expand your existing pre-engineered steel building.

Building Up – Adding a Second-Story

Depending on your lot size you may not be able to expand from the sides.  If you can’t mak an addition outwards you can add a second-story.  To add a second-story to your pre-engineered steel building consider the following:

  • Can your building support a second story, can it support the additional weight?  A well built structure should be able to support a second floor but an older building may not be able to.
  • If the building is older you can frame the second story so the structure rests on the foundation, not on the original building.  The new floor will be supported by the foundaiton and not by the original frame.  This will only work if you have the foundation space.

Expand to the Side

You can expand to the side by adding a new building to an exiting pre-engineered steel structure.  If you choose this method you need to ensure that the two roofs sharing a common wall will not be suceptible to heavy loads which could cause a collapse of your structure. Heavy snow load is a consideration when coupling buildings together.

Expandable Endwalls

If the original pre-engineered steel building included expandable end walls, the addition of bays will allow you to expand the ends of the buildings.  The structure must be built with the correct frame for this to happen.  If it isn’t you can still expand but will need to shore up the purlins and grits before installing new connections.  New endwalls will let you add-on to your exsting structure with metal panels for your new addition.

Comply with Codes

Your Global Steel Buildings Canada custom design metal buiding kits will be designed to meet the building codes of your location.  If the original structure is older you will want to ensure it  remains compliant iwth the building codes in your location.  Some upgrades may be required to bring the building up to code.
